What Will My New Replacement Windows and Siding look like?

This is a question I'm often asked by Minneapolis-St Paul homeowners looking to purchase Replacement Windows and Siding for their home.

I've personally been helping Twin Cities homeowners with their home improvement projects since 1979. I can visualize what your home will look like with new replacement windows and doors, vinyl or James Hardy siding form your driveway.

I've done this thousands of times but I always remember this may be your first. 

To help you visualize what your home will look like I've created a web page with different interactive software for you to play with. 

You take a wall and install different types of windows. First try double hung or vinyl slider windows. The double hung windows match the style of my home but what would casement windows look like. With the click of a mouse it'll  show you. Hummmm, I wonder what tan, brown or white windows will look like. Now you'll be able to see them in the comfort of your living room.

What will my home look like with white or gray vinyl siding? What about vertical and horizontal vinyl siding. The options are endless.

Cleaning/Stain Removal

  1. Wash the siding with an ordinary long-handled car washing brush that fastens to your hose, available at your auto supply store. It lets you wash the siding just like you wash your car.
  2. If the dirt is hard to remove, such as soot and grime found in industrial areas, wipe the siding with a solution of:
    • 1/3 cup powder detergent
    • 2/3 cup household cleaner
    • 1 gallon water
  3. If mildew is a problem in your area, use the solution above, but substitute 1 quart liquid laundry bleach for 1 quart of water.
  4. If stubborn stains exist, check with your siding manufacture. Observe the precautionary labeling instructions on the cleaning agent container. Protect shrubs from contact with cleaning agents.

Can A Detached Garage Really Sell A House?

24x22 Detached GarageEarlier this spring I had a customer in Minnetonka Minnesota who was trying to sell her home, have me out for a free garage estimate.

She explained to me that she had several open houses and not one offer. Her Realtor told her it was because of the old dilapidated detached garage. Her Realtor told her several cars pulled into the driveway and after looking at the garage backed out of the drive and drove away. Leslie couldn’t believe no one wanted her beautiful Minnetonka home because of a garage.

I told her I hear that all the time and I believed a new garage would help. Leslie thought I was just trying to sell another garage.  Nothing could be further from the truth. Yes, I wanted to sell a garage but if it doesn’t benefit the customer I’ll tell them the truth. The Realtor was the person pushing for the new garage. He was tired of hosting open houses and not getting any offers.

Leslie and her husband Mike talked it over and decided to give it a try and build the new garage. We removed their old 22×22 detached garage. After the building permit was approved we built them a new 24×24 detached garage. That’s a good size garage for a suburb like Minnetonka. We matched the cedar siding of the home with JamesHardy cement board siding, a gable roof with 12″ overhang on all 4 sides wrapped in cedar. For added curb appeal we used a carriage style overhead door with glass in the top section to match the windows on their home. It was a very attractive garage with lots of curb appeal.

We had a very tight time line because there was all ready another open house scheduled. The garage was finished on Friday the owners painted the garage on Saturday and the open house was on Sunday.

Believe it or not there was a signed purchase agreement on Monday. Leslie called to tell me the great news and thanked Western Garage Builders for a job well done.

I don’t want to take all the credit for this home being sold BUT!

Re-Balance Your HVAC System

Make sure to Re-Balance your HVAC system.

After installing new Western Construction, Inc.  energy efficient replacement windows and doors, make sure you re-balance your HVAC system to accommodate the reduced levels of air infiltration inside your home.

If you don’t re-balance, negative pressures can be created within your home because the HVAC system is still trying to draw make up air from your old leaky windows and doors.

When this happens negative pressure can be created inside your home so the make up air must come from someplace else.  Typically from other small holes or cracks in the building envelope. This can lead to water infiltration in places that had never occurred in the building before.
