Garage Size & Accessory Building Limits

  • A building permit is required for garages and carports.
  • The total size of all detached accessory buildings may not exceed the finished floor area of the home.
  • Green-space requirements may further limit allowable garage size.

Garage Height Rules

  • Maximum height: 15 feet.
  • Height is measured as defined by City of Crystal standards.

Setback Requirements

  • Front yard: 30 feet, but garages may not be closer to the street than the house.
  • Side & rear yard: 5 feet.
    • Eaves may be as close as 3 feet to the property line.
  • Corner side yard: 10 feet.
    • If a vehicle entrance faces a street or alley, the setback increases to 20 feet.
  • Garages may not be located closer to the street than the principal structure.

Exterior Material Restrictions

The City of Crystal prohibits the use of the following exterior materials on garages:

  • Fabric, canvas, cloth, or plastic sheets
  • Tarps
  • Unfinished or corrugated metal
  • Exposed plywood or particle board
  • Concrete block

Foundations & Structural Notes

  • Detached garages may use a floating slab foundation (except on peat or muck soils).
  • Minimum slab thickness: 3½ inches.
  • Minimum concrete strength: 3,500 PSI.
  • Sill plates must be anchored with ½″ anchor bolts embedded at least 7 inches into concrete and spaced no more than 6 feet apart.
